Thus, for example, when we bid on a $14 million property, and offer only $9 million, our “all cash” offer is typically accepted by the lender or individual. We then, pass the savings onto the home buyer.
No. High Wealth individuals have not been affected by the market down turn. Many of our re-sales of these high-end homes are “All Cash” to wealthy individuals or Corporations (Corporate Use or as rentals).
For each investment, up to 90% of the investment value will be secured by 1st Trust Deed’s to the properties.
We have four different sources.
(1) We have made agreements with Southern California’s Top performing realtors to send all high-end listing to us as soon as they become available both in MLS and “Office Exclusive” listings.
(2) Attorneys for High Net worth individuals approach us directly with their client’s properties for immediate confidential sale, including Sports Figures, Athletes, Actors, Musicians, and many others in the Entertainment industry.
(3) Many Luxury Home Builders contacts us directly, to purchase their finished, or nearly complete homes at a significant discount. As they need “cash” to quickly start new projects.
(4) We have made agreements and have developed personal relationships with many individuals from Banks and Financial institutions to obtain their High-End homes.
No. If only it were this easy. The primary reason the Ultra Luxury Home is for sale, is that the original builder, or, in the case of a foreclosure, the lender, could not sell the home even at a discount. Typically, these homes were built with large square footage, but lacked proper styling, or designs, which buyers felt justified their higher price. We fully intend to extensively remodel each and every home we acquire. Typical time frame for a remodel can be anywhere from three months to 1 year.

These builders have established themselves over many years as having proven track record of know the wealthy clientele’s needs and styling desires. They have a successful track record of displaying their workmanship and a proven name that buyers trust.
Yes, we have one project which we can begin construction immediately. Generally speaking, in the future, Uzy Financial would like to focus 100% of our effort into new home building. Reason for this? The profit margins on new homes are very high. However, the lead time from building to selling is very long. Thus, the rehab projects bring short term profit, and new construction brings in long term higher margin revenue.
Yes, we can sponsor our investors in China, Middle East, and Asia for US Visa. The visa will include the investor and his family (spouse and children). However, minimum investment required must be greater than $1 Million USD.
