Uzy Financial also looks critically at the capital structure and risk, and return of a Real Estate investment versus market expectations. 

Our portfolio is broadly diversified with respect to Real Estate Investment locations in Southern California. Value at risk per position is low, and we employ only modest leverage, if any. All of our clients investments are secured with a 1st trust deed to the projects they have invested into. Thus, securing nearly 90% of their initial investment with a rock solid, easily liquidable, and quickly sellable asset.

 Investment Details

Uzy Financial is working to establish a fund which will acquire high priced homes for resale in the current depressed Southern California residential real estate marketplace. Although this fund goes against conventional wisdom, the Company believes that there is an opportunity to achieve significant profits in an untapped market segment.

As a result of the economy’s current recessionary state, many residential home builders own unsold homes or have been forced to go out of business.  In addition, many homeowners have experienced foreclosures.  In today’s market, many existing real estate investment companies are purchasing homes selling for under $900,000 for resale from home builders, banks, or distressed sellers.  Although, there is a profit margin for homes selling under $500,000, this margin is relatively small in comparison to the amount of work involved in purchasing the homes, repairs, maintenance, insurance, marketing, taxes and final resale. (Think of this as the Wal-Mart of Real Estate. Large Volume, but small profit per item)

Uzy Financial is convinced that this is a very risky market segment.  Home buyers in the under $900,000 market range are the most likely to be hurt by the slowing economy, and this group of buyers typically has large credit card debts and very low cash reserves.  This high credit risk group is more likely to default in the future than other classes of homeowners.

Uzy Financial’s fund is purchasing residential properties in a very different type of market.  The Company’s intent is to set up a Beverly Hills – Orange County Fund to purchase foreclosed or undervalued properties and other attractive deals from home builders, banks, and distressed homeowners.  This fund will specifically focus on purchasing homes in the high end $5 million to $20 million real estate range in Southern California (primarily in Beverly Hills and Bel Air) and Orange County (Newport Beach, Newport Coast, Crystal Cove, Coto De Caza, etc.) areas. 

Unknown to the general public, these homes can often be purchased at significant discounts by private investors.  A purchaser needs to have the money not only to purchase, but to float, the home until he/she locates the right buyer.  The profit margins on this type of sale are much higher than selling a large quantity of inexpensive $200,000 homes. (Nordstrom approach to Real Estate, Fewer items, but higher margin per item).

Buyers of these high end homes are typically high net worth individuals who make all cash purchases.  Uzy Financial is attracted by this is untapped market, since there are no other competitors in this upscale segment.  Raising capital for this type of project is difficult, however, because investors would rather invest these funds into the commercial real estate market or low end residential market.  Investors are generally unaware of the higher profit potential in this upper market range. 

Uzy Financial is particularly interested in purchasing homes in Southern California because this is the market with which it is most familiar. In addition, generally speaking California has a very stable home market for high end property resale.  Because of its entertainment, high technology, and other wealth producing industries, Southern California is a center for high net worth individuals who desire these types of homes when they become successful.
